Tenant Representation (Office and Industrial)

O’Malley Real Estate Co. has represented a wide variety of companies over the years with space requirements ranging from 1,500 square feet to 250,000 square feet of office and industrial space, each with its own unique set of real estate objectives.  While focusing primarily in the metro Chicagoland area, our company has represented tenants across the country and is equipped to travel to help its clients anywhere.  By hiring O’Malley Real Estate, your requirement will be handled by its principal, John O’Malley, not a junior associate who is given the business after you give your exclusive to the more senior representative of a given brokerage company.

Consulting / Advisory Services

  1. Valuations:  What is your property or lease worth?  We rely on our vast resources and experiences to determine value in a common sense way.  Sometimes we see things that Appraisers don’t (and can’t). These services can be of particular help during a tax contestation period and in determining best next steps a given asset.
  2. Dispositions/Lease Reviews: We can evaluate, lead and negotiate building and/or lease dispositions, conduct efficient lease valuations, and lease abstracts.
  3. Entitlements:  We can coordinate a project with local governments (e.g., zoning, entitlement, feasibility), most importantly, on a confidential basis.  Land Appraising and Entitlement Execution (city of Chicago).  For example, our company quarterbacked the purchase and subsequent rezoning of 4117 North Kilpatrick in Chicago for 16 single family homes, which ultimately became a senior housing facility.
  4. Relocations:  We can assist with business location strategies and relocation services; feasibility and business modeling and planning. O’Malley Real Estate Co. has worked with TIFs, Economic Development arms of municipalities, Mayors, and County Executives such as Scott Walker of Milwaukee to help advance the interests of tenants and developers.
  5. Investment Brokerage:  Our Company has a deep rolodex and set of resources to help projects and buyers and sellers and capital find each other.  For example, we helped identify investors for various North Shore residential apartments, Milwaukee residential apartments, and land in downtown Chicago that is earmarked for a high rise office building (that is currently a parking garage).
  6. Asset Management:  We not only helps real estate projects on the front end and implementation, it manages properties for projects and real estate investment and opportunity funds as well.  At this time, we manage over 110 properties and we understand an owner’s motivation and the business end of managing properties, especially non income producing properties (such as vacant land, value-added properties with income potential, etc.).
  7. Site Evaluation, Selection and Acquisition:  Our Company assists in the evaluation of site locations for companies and developers.  We lean against our past background in working with municipalities, understanding TIF possibilities, as well as other incentives, to maximize leverage in a company’s relocation scenario.  In these cases, our company will pool our deep reservoir of construction contacts to understand the physical costs, and then dig into the often hidden costs of land, relocation, new municipality taxes, costs of doing business, etc.
  8. Sale/Leaseback Analysis and Financing:  O’Malley Real Estate can evaluate leases, and discern possibilities of Sale/Leaseback alternatives.  We can match capital to opportunity.  See recent Case Foundation deal.

Sales and Acquisitions (Office, Industrial, Multi-Family)

We can assist in the process of selling or buying commercial real estate.  Our varied background allows us to easily understand dynamics of a given marketplace to develop a strategy of how an asset can be positioned to be sold or purchased.  We see things in a given market that others can’t…or won’t.  This is mostly based upon our understanding and appreciation of real estate fundamentals.  Sure, it is about “location, location, location”…but it is not that simple (still, an important element, to be sure).  Myriad factors determine a efficacious prescription when evaluating the sale or purchase of a building.  We get that, and now, so do our clients.  We add value, and we get results.  We advise and represent clients in office leases, valuations, warehouse leases, development feasibility, financing, and land and site selection and entitlement.  See our testimonials.
